Alternative: Personal Renovation Loan

If you do not qualify for KfW 358 (household income exceeds 90,000 EUR) or prefer faster processing without KfW bureaucracy, a personal renovation loan without land register entry is an alternative. Banks like ING, Commerzbank, and online lenders offer purpose-bound renovation loans with better rates than general personal loans.

Heat Pump Noise Requirements for BEG Funding

Since January 2026, heat pumps must meet stricter noise requirements to qualify for BEG funding. The limits are set at 10 dB(A) below the EU Ecodesign maximum and depend on the thermal output capacity of the heat pump, not on the distance to property boundaries. A heat pump exceeding these limits can still be legally installed, but will not receive BEG subsidies. Whether you apply for a KfW 358/359 supplementary loan or a personal renovation loan, your SCHUFA credit score plays a role in the approval and the interest rate you receive. Since March 17, 2026, SCHUFA uses a new scoring scale from 100 to 999 (previously a percentage) based on 12 criteria.

Tax Deduction Alternative: Section 35c EStG

Instead of claiming the KfW 458 grant, owner-occupiers can use the tax deduction route under Section 35c of the Income Tax Act (Einkommensteuergesetz). This allows deducting 20% of renovation costs (capped at 40,000 EUR per property) directly from your tax liability over three years: 7% in year 1, 7% in year 2, and 6% in year 3.

You cannot combine Section 35c with a KfW 458 grant for the same measure. Choose one path. For most homeowners with lower incomes, the KfW 458 grant (up to 70%) provides a significantly larger benefit. The Section 35c route may be preferable for high-income homeowners who do not qualify for the income bonus and find the tax deduction more straightforward.
