KfW 455-B Investment Grant: What You Need to Know

KfW 455-B Grant: Reopened in April 2026

The 455-B grant reopened on 9 April 2026 after being closed since 2025. According to Finanztip and KfW, the 2026 budget is roughly 50 million EUR, down from 75 to 150 million EUR in prior years, and it may be exhausted before the year ends -- once that happens, KfW closes the application portal until the next budget cycle. The grant covers 10% of costs (max. 2,500 EUR per housing unit) for individual measures, or 12.5% (max. 6,250 EUR per housing unit) under the "Altersgerechtes Haus" standard. Apply before work begins or before you sign a contractor agreement.

Important distinction: You cannot combine KfW 455-B with KfW 159 for the same measure. Pick one per measure. You can, however, use the grant for your bathroom renovation and the loan for the stair lift.

Wohn-Riester for Barrier-Free Renovation

If you have a Riester pension contract, you may already be sitting on renovation funds without realizing it. Since 2014, homeowners can withdraw their Riester savings specifically for barrier-free renovation. The withdrawal is not taxed immediately; instead, the amount goes into a housing subsidy account (Wohnfoerderkonto) and gets taxed during retirement.

A more recent development: regulatory changes have expanded Wohn-Riester to also cover energy-efficient renovation (energetische Sanierung), including heat pump installation, insulation, and window replacement. How the Wohnfoerderkonto Works: Tax in Retirement

Here is the part most English-language guides skip. When you withdraw Riester savings for a barrier-free renovation, the money does not vanish into your bank account tax-free forever. It moves into a separate housing subsidy account called the Wohnfoerderkonto, and the taxman collects his share later, during your retirement.

The mechanics look roughly like this: the amount you withdraw is recorded as a notional loan from yourself. Each year, that loan grows by 2 percent in a fictitious interest charge (the so-called Wohnfoerderkonto-Miete). When you retire, the entire balance is taxed as pension income, spread out over the years you draw it down. In effect, you prepay your renovation today and pay the tax bill in small chunks 20 or 30 years from now.

  • Tax rate in retirement is usually lower than the marginal rate today
  • Spreading the tax over many years keeps each annual hit small
  • You get the renovation benefit when you actually need it

Pflegekasse Grants: Up to 4,180 EUR per Measure

This one catches many people off guard. If you or someone in your household has an approved care level (Pflegegrad 1 through 5), your care insurance fund will help pay for home adaptations. Since January 2025, the maximum has gone up by 4.5%, from 4,000 to 4,180 EUR per measure.

And here is the part most people miss: the grant resets whenever your care situation changes. Move from Pflegegrad 2 to Pflegegrad 3? You can apply again for a new measure.

Tax Benefits: Section 35a EStG

Even if you do not qualify for government subsidies, there is still a way to recoup part of your costs through your tax return. Under Section 35a of the German Income Tax Act, Handwerkerleistungen (craftsman services) are partially deductible. This applies to any renovation work, not just barrier-free measures.

How It Works

  • Deduct 20% of labor costs (not materials) from your tax liability
  • Maximum deduction: 1,200 EUR per year (on up to 6,000 EUR of labor costs)
  • Payment must be made by bank transfer (cash payments are not accepted)
  • The invoice needs to separately list labor and material costs
  • This deduction cannot be combined with KfW-subsidized measures for the same work

Common Mistakes That Cost Homeowners Their Subsidies

These are not theoretical risks. They happen regularly, and they can cost you thousands.

Starting work before submitting applications

This is the most common and most expensive mistake. KfW, Pflegekasse, and Wohn-Riester all require that you apply before renovation work begins. Even hiring a contractor or signing a contract can count as "commencement." Design and consulting services, however, do not.

Failing the 50% DIN threshold for Wohn-Riester

At least half of your renovation costs must meet DIN 18040 Part 2 standards. If you spend 60% of your budget on a kitchen remodel and only 40% on accessibility measures, the Wohn-Riester withdrawal gets rejected.

Combining KfW 455-B and KfW 159 for the same measure

You can use both programs in the same project, but not for the same individual measure. The grant for your bathroom, the loan for the stair lift. Mixing them for a single measure disqualifies you.

Waiting too long to apply for KfW 455-B

The grant reopened on 9 April 2026 with a roughly 50 million EUR budget, well below the 75 to 150 million EUR of prior years. KfW closes the portal again as soon as the budget runs out, so have contractor quotes, DIN compliance plans, and bank documents ready now rather than waiting.
